Google just released its first-ever official Google Business Profile Playbooks — a set of guides telling local businesses exactly how to optimize their profiles.

There’s a general playbook, plus industry-specific versions for restaurants, hotels, tours, and service businesses. If you’re a real estate agent, the service business playbook is the one that applies to you.

Here’s the short version of what Google says — and then the longer version of what actually moves the needle for real estate agents competing in AI search today. Because Google’s checklist gets you to the starting line. Winning the race takes more.

What Google Says Every Business Should Do

According to the new playbooks, these seven things are non-negotiable regardless of what industry you’re in:

  • Keep your business information accurate. Name, address, phone, website — every field, always current. 91% of consumers search online before visiting a local business. Buyers and sellers searching for agents are making one of the biggest financial decisions of their lives — they need to reach you easily.
  • Choose the right business categories. Your primary category is the single most powerful local ranking factor. “Real Estate Agent” should be your primary — then add secondary categories for buyer’s agent, seller’s agent, luxury real estate, or property management if applicable.
  • Add photos and videos. Businesses with photos get 42% more direction requests and 35% more website clicks than those without. For real estate agents, a professional headshot and photos of recent listings are trust-builders before a first conversation.
  • Create Google Posts. Regular posts signal to Google that you’re active in the market. One study showed adding Google Posts drove a +31% increase in Google Map Views. New listings, recent sales, and market updates all make great posts.
  • Add your social profiles. Google is actively pulling content from connected social accounts into search results. If your Instagram or Facebook listings aren’t linked, Google can’t use that content for your visibility.
  • Add chat links. 67% of people prefer messaging a business over calling or emailing. Buyers and sellers frequently want to reach out informally before committing to a full conversation.
  • Manage and respond to reviews. 91% of consumers use reviews to evaluate local businesses. 65% say they’re more likely to choose a business that responds. Real estate agent selection is deeply personal — reviews are the primary vetting tool.

What Google Says Service Businesses (Like Real Estate Agents) Should Do Beyond That

The service business playbook adds six more items specifically for businesses like yours:

  • Write a business description. Front-load your specialty, the areas you serve, and what makes your approach different. First-time buyers? Luxury specialist? Relocation expert? AI systems read this to understand who you serve.
  • Keep hours accurate. 96% of customers are more likely to visit a business that clearly displays hours. Real estate clients often reach out evenings and weekends — if you’re available, make sure that’s reflected.
  • Set your service area. Include every city, neighborhood, and community where you actively represent buyers and sellers. This directly determines which geographic queries you appear for in AI search.
  • Add business attributes. “Free consultation,” “virtual tours available,” “military relocation specialist,” “bilingual” — every attribute is a matchable signal for specific buyer and seller searches.
  • Keep your service list updated. List every service: buyer representation, seller representation, listing services, relocation, investment properties, 1031 exchanges, short sales. Comprehensive listings expand your AI search eligibility significantly.
  • Accept bookings and appointments. 77% of consumers expect to book services online. A direct link for a free buyer or seller consultation dramatically increases conversion from profile view to client.

The Muzes AI GBP Checklist for Real Estate Agents: Going Beyond Google’s Baseline

Google’s playbook gets you optimized. This is what gets you recommended by AI.

Put text on your photos. Add captions to headshots and listing photos: “Buyer’s agent serving Whatcom County WA” or “Luxury real estate specialist in Bellingham.” AI systems read text on images. Captioned photos provide keyword and location context that generic photos don’t.

Build review content that captures the full transaction. A review that says “great agent” is far less valuable than one that says “[Agent Name] helped us buy our first home in Ferndale — she negotiated $15,000 below asking and guided us through every step of the process.” Coach clients on specificity. AI systems extract transaction types, neighborhoods, and outcomes from review text.

Post local market updates regularly. Median prices, days on market, inventory levels in your specific neighborhoods — hyper-local market data positions you as the authority AI systems want to cite. Regularly updated GBPs earn 5x more reviews.

Make your neighborhood expertise explicit. Don’t just say you serve Bellingham. Say you specialize in Fairhaven, Barkley, and Sehome neighborhoods. AI handles hyper-local queries — neighborhood-level specificity dramatically increases your relevance for those searches.

Link every active social account. Instagram listing photos, Facebook market updates, LinkedIn professional content — connect all of them. Google is actively pulling social content into search results for connected profiles.

Describe every service completely. Don’t just list “buyer representation.” Write: “Buyer representation for first-time homebuyers and move-up buyers in Whatcom and Skagit Counties — including new construction, resale, and relocation services.” Completeness is an AI visibility signal.

What Matters Most for AI Search Visibility

Your GBP feeds AI search systems like Google’s AI Overview and ChatGPT with structured data about your business. The more complete, current, and content-rich your profile, the more confidently those systems recommend you.

For real estate agents specifically, the highest-value AI signals are:

Reviews with neighborhood and transaction specificity. When someone asks an AI for “best buyer’s agent in [neighborhood],” the AI reads review content for evidence that you know that market. Generic reviews don’t provide that evidence.

Service area specificity. Neighborhood-level service area settings dramatically increase relevance for hyper-local AI queries.

Local market content. Agents who regularly post neighborhood-specific market data build topical authority that AI systems recognize and cite.

Profile freshness. Regularly updated GBPs earn 5x more reviews. Activity signals tell AI systems you’re actively working in the market right now.
